This single-family home in East York is being converted in to a 4+1 top-up and extension with a garden suite. The location of this site, being on a busy main road, poses unique challenges during the construction process. Sites like these are much more difficult for deliveries of material and equipment.

For this new build project in Etobicoke, we have collaborated with NBRS to build a brand new fourplex with a garden suite. 

For this project in East York we are not only adding an additional storey to the existing home, we are also doing an extension on the property and adding an additional garden suite at the back of the lot. The framing for the extension and addition are nearly complete.

This fourplex conversion in Dovercourt Village was transformed from a 3-bedroom, 2-bathroom single-family home into a fourplex with one 2-bedroom, 1-bathroom unit, one 1-bedroom, 1-bathroom unit, and two studio units.

We just completed this fourplex 2-storey top-up with a garden suite in Oakwood Village. This lot used to be a 4-bedroom, 2-bathroom single-family bungalow. It now has two 1-storey, 3-bedroom, 2-bathroom units, two 2-storey, 3-bedroom, 2-bathroom units and one studio unit in the garden suite.

We just completed this fiveplex conversion in Parkdale. This lot used to be a 5-bedroom, 5-bathroom single-family home. It now features five spacious units, including three 1-bedroom and 1-bathroom units and two two-storey units with 3 bedrooms and 2 bathrooms, each with its own entrance.

Previously a detached single-family home, this property had a good foundation to convert the existing framework into a multiplex rental property. We’re in progress to convert this property into a multiplex residential property with 6 rental suites: 4 x 1-bedroom suites and 1 x 2-bedroom suite, with a shared laundry room.

This lot has a separate garage with a laneway entrance was located behind the property. Over time, it had become an old storage unit that was rarely visited. The previous garage was taking over 25% of the rear yard area. We demolished the existing garage structure and converted the rear yard space to contain a 600 sq ft single laneway rental suite. The laneway home optimized 40% of the rear yard space while still providing sufficient driveway space and space between the laneway home and the main property.
