We just completed this fourplex 2-storey top-up with a garden suite in Oakwood Village. This lot used to be a 4-bedroom, 2-bathroom single-family bungalow. It now has two 1-storey, 3-bedroom, 2-bathroom units, two 2-storey, 3-bedroom, 2-bathroom units and one studio unit in the garden suite.

For this project in East York we are not only adding an additional storey to the existing home, we are also doing an extension on the property and adding an additional garden suite at the back of the lot. The framing for the extension and addition are nearly complete.

For this new build project in Etobicoke, we have collaborated with NBRS to construct a brand new fourplex with a garden suite. 

This single-family home in East York is being converted in to a 4+1 top-up and extension with a garden suite. The location of this site, being on a busy main road, poses unique challenges during the construction process. Sites like these are much more difficult for deliveries of material and equipment.

This underutilized single-family home presented a unique opportunity for an investor seeking to provide more rental opportunities for people looking to live in the core of Toronto. The property was hindering its potential in a high-demand market. With a one-year completion goal, our team swiftly mobilized to transform the property.

Phase 1: Demolition and Foundation
Within just two months, we demolished the interior, initiating a comprehensive renovation that included underpinning, plumbing, and framing.

Phase 2: Multi-Unit Conversion and Attic Transformation
The main house is being converted into four legal rental suites, each equipped with submetering for efficient utility management. We opened up the attic to create a stunning cathedral ceiling in the upstairs unit, adding a touch spaciousness to the new space.

Phase 3: Laneway Suite Development
The old garage occupied a significant portion of the rear yard which is now being demolished to make way for a new laneway suite. The modern one-bedroom unit will feature a private entrance from the back lane, optimizing space and increasing rental potential. Notably, the new laneway suite will utilize 17% more of the lot than the previous garage.

By strategically repurposing the property and incorporating innovative design elements, we’re unlocking its full potential and delivering a substantial increase in rental income for our client.

Previously a detached single-family home, this property had a good foundation to convert the existing framework into a multiplex rental property. We’re in progress to convert this property into a multiplex residential property with 6 rental suites: 4 x 1-bedroom suites and 1 x 2-bedroom suite, with a shared laundry room.

This lot has a separate garage with a laneway entrance was located behind the property. Over time, it had become an old storage unit that was rarely visited. The previous garage was taking over 25% of the rear yard area. We demolished the existing garage structure and converted the rear yard space to contain a 600 sq ft single laneway rental suite. The laneway home optimized 40% of the rear yard space while still providing sufficient driveway space and space between the laneway home and the main property.
