We’re excited to share one of our latest major redevelopment projects, a fourplex and garden suite conversion in Leaside that reimagines an existing two-storey home into a modern, multi-unit property with optimized living space and rental potential.
This project involves a complete transformation of a traditional two-storey home into a fourplex, along with the addition of a self-contained garden suite in the rear. The new design maximizes density while maintaining aesthetic harmony with the surrounding neighbourhood, a great example of how thoughtful construction can support Toronto’s growing housing needs.
The scope of this project includes several major structural and architectural undertakings:
1-Storey Top-Up Addition:
We’re adding an entirely new third storey above the existing two-storey structure. This top-up will provide additional living space and enable the home to function as a fourplex with separate units across each level.
Full Rear Extension:
The rear wall of the home will be fully blown out, extending the building footprint to an impressive total length of 55 feet. This extension requires new footings and foundation work, and will continue seamlessly from the basement up through all storeys.
Underpinning for Greater Basement Height:
The basement is being underpinned to achieve a clear 8-foot ceiling height, providing a comfortable and functional lower-level unit while ensuring long-term structural integrity.
Garden Suite Conversion:
The existing rear garage will be converted into a garden suite, creating an additional independent living space at the back of the property. This unit will offer privacy and flexibility, ideal for rental income or multi-generational living.
