This project involves transforming a traditional single-family detached home in East York into a modern duplex designed for functionality, comfort, and long-term value.

The scope of work is a full gut renovation, meaning the interior has been completely stripped down to its structural elements. This allows us to rebuild the home with brand-new systems throughout, including updated electrical wiring, HVAC installation, and plumbing infrastructure. By modernizing these core systems, the property will not only meet today’s building code requirements but also provide greater energy efficiency, safety, and comfort for future occupants.

One of the most significant challenges we encountered during the renovation was a structural slope on the second floor. Over time, natural settling had caused the floor joists to dip, creating uneven levels across the space. To correct this, our team carefully jacked each joist individually, ensuring the floor was restored to a level and plumb condition. This process required patience and precision, as each adjustment had to be made gradually to avoid placing undue stress on the surrounding structure.

To reinforce the integrity of the building for years to come, we integrated additional structural supports, including steel beams and laminated veneer lumber (LVL) members. These reinforcements not only correct the existing deficiencies but also strengthen the overall framing system to accommodate the demands of a duplex layout.

Once complete, this East York property will be transformed into a fully modernized duplex, combining thoughtful design with durable construction. By upgrading the core systems and addressing critical structural issues, we are ensuring this home is ready to serve multiple families with safety, efficiency, and comfort for decades to come.
