Multiple Units Under the Same Roof

As Toronto’s population keeps growing, the city and federal government have rolled out policies that make building multiplexes cheaper and easier. Multiplexes with up to four units are now permitted as-of-right on virtually every residential lot in Toronto, no rezoning or variance needed. In select wards, including Toronto and East York District and Scarborough North’s Ward 23, that’s expanded to six units. Development charges are fully waived on multiplexes up to six units, saving builders tens of thousands of dollars per unit, and parking minimums have been eliminated citywide.

Multiplexes can be converted from existing homes or built brand new from the foundation. Conversions can be done through dividing the existing home with no structural changes, adding storeys through an addition, expanding the existing structure through an extension, or a combination of addition and extension.

A simple conversion does not change the structure of the existing home. We separate the floors into self-contained units and add fire separation throughout. However, the layout often needs structural reinforcement to support a more open-concept design and a modernized interior.

Additions and Extensions

An addition or extension builds onto the existing structure. An addition adds new storeys on top of the home, while an extension expands the footprint of the property. We find that clients often opt for a combination of addition and extension to maximize the use of their lot. This process requires extensive re-engineering of the existing foundation to ensure it can bear the weight of the added structure.

New Builds

You can also build a multiplex by demolishing the existing structure, excavating the soil, and pouring completely new foundations. Sometimes the existing structure is too weak and would require too much structural work to reinforce. In these situations, a brand-new build is more cost effective and gives you the added benefit of being able to customize the design to your exact needs and truly maximize the use of your lot.
